1. Who you are contracting with

EstateOS ("the Service") is provided by FANTASY ("we", "us", "our"), trading as EstateOS. These Terms form the agreement between you and FANTASY. If you use the Service on behalf of a company or other organisation, you confirm you have authority to bind that organisation. If you use it as an individual, you confirm you are of legal age to enter a contract.

2. The Service

EstateOS is a web-based portfolio intelligence tool for rental property owners and operators. It centralises properties, units, leases, tenancies, rent collection, expenses, mortgages, forecasts and valuation analysis, and supports importing and exporting spreadsheet data.

3. Acceptance

By creating an account or continuing to use the Service, you agree to these Terms. If you do not agree, do not use the Service. We may update these Terms; material changes will be notified in the app or by email, and continued use after the change takes effect constitutes acceptance.

4. Your account

You must provide accurate registration information and keep it current. You are responsible for keeping your credentials confidential and for all activity under your account. Tell us promptly if you suspect unauthorised access.

You are solely responsible for safeguarding your password and devices. We are not liable for unauthorised access to your account, or any resulting loss, where your credentials were leaked, shared, stolen or otherwise compromised on your side.

5. Acceptable use

You must not misuse the Service. In particular, you must not:

• use the Service for any unlawful purpose or in breach of applicable law;
• commit fraud, send spam, or upload malicious or deceptive content;
• infringe the intellectual property or privacy rights of any person;
• interfere with the security or integrity of the Service, including probing, scanning, penetration testing, scraping, or distributing malware;
• reverse engineer, decompile, resell, redistribute, or circumvent technical limits;
• upload personal data about tenants or third parties that you are not lawfully entitled to process.

6. Your content

You retain ownership of the property, financial and tenancy data you upload ("Your Content"). You grant us a limited licence to host, process, back up and display Your Content solely to provide and support the Service. You are responsible for the accuracy and lawfulness of Your Content.

7. Intellectual property

We retain all rights in the Service, including its software, models, calculations, documentation, design and branding. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable right to use the Service.

8. Financial information is not advice

EstateOS produces forecasts, mortgage projections, discounted cash-flow valuations, NPV, IRR and similar outputs from the data you enter and from assumptions you select. These outputs are for general and informational purposes only. They are not financial, investment, tax, accounting or legal advice, and are not a recommendation to buy, sell, refinance or hold any asset. You are responsible for verifying outputs and for your own decisions.

9. Service availability

We aim to keep the Service available and accurate, but we do not guarantee uninterrupted or error-free performance. Access may be suspended for maintenance, updates or events outside our control. We will give reasonable notice of planned downtime where practical.

9a. Beta features

Some features are labelled "Beta" in the app and on our website — currently Hold / Refinance / Deploy Capital analysis and Live Market Intelligence. Beta features are provided as-is, may change or be withdrawn, may produce incomplete results, and are excluded from any service commitment. Do not rely on Beta output as your sole basis for a financial decision.

10. Price

The Service is free to use. There is no subscription, no trial that converts into a payment, and we do not collect card or payment details. See our pricing page.

Because the Service is free, it is provided "as is" and we may change, limit or discontinue features at any time. If we ever introduce paid features, we will tell you in advance and you will never be charged without agreeing first.

11. Refunds

Nothing is charged, so nothing is refundable. See Payments & Refunds.

12. Suspension and termination

We may suspend or terminate access for material breach of these Terms, security or fraud risk, or repeated or serious policy violations. You may stop using the Service and delete your account at any time. On termination, you may export your data for 30 days, after which it may be deleted or anonymised.

13. Warranties and liability

To the fullest extent permitted by law, the Service is provided "as is" and we disclaim all implied warranties, including merchantability and fitness for a particular purpose. We are not liable for indirect, consequential or special damages, including loss of profits, data or goodwill. Our aggregate liability is limited to CAD $100, as the Service is provided free of charge, for claims arising in the 12 months before the claim. Nothing excludes liability for fraud, death or personal injury where the law does not permit exclusion.

14. Indemnity

You will indemnify us against claims arising from Your Content, your unlawful use of the Service, or your breach of these Terms.

15. General

You may not assign this agreement without our consent; we may assign it in connection with a merger, acquisition or sale of assets. Neither party is liable for delays caused by events beyond reasonable control. These Terms are governed by the laws of the Province of Ontario, Canada, and the courts of Ontario have exclusive jurisdiction, without limiting mandatory consumer rights in your country of residence.
